Project Aggie Village

This project began with a local property management company who envisioned a new, upscale apartment building which would cater to Kansas State University Students. The management company began acquiring land on the edge of Aggieville, a historic retail and entertainment district at the main entrance to the Kansas State University campus, and approached BBN for design services.

Key to the design was respecting the “Village” notion of Aggieville. Setting the building back from the property line created space for trees, landscaping, comfortable pedestrian walkways, and outdoor terraces. This setback – paired with the choice and location of exterior building materials – helped ease the scale shift from historically one and two story buildings in Aggieville proper.

The building consists of 65 total units; a mix of 1-bedroom and studio apartments ranging in size from 560 s.f. to 795 s.f. with thoughtful balconies and generous windows looking onto Aggieville. Amenities include gated parking, on-site laundry, a business office and meeting space available to tenants for group gatherings.

In addition to providing design services BBN also guided the project through a significant City rezoning process on behalf of the property management company.
